What initially made you decide to sell your home For Sale by Owner?
We needed to retain as much equity as possible for the purchase of our next home, and we also didn’t feel comfortable allowing the use of a lockbox on our house while we were still living in it.
Had you sold a home before with an agent or sold a home FSBO?
Yes, we sold a home before using an agent, and we still had to do plenty of the work ourselves. It doesn’t take long to post a listing or take pictures of the house; most of the time went into cleaning the house each time it needed to be shown, and the realtor doesn’t do that for you anyway.
What challenges or difficulties did you run into along the way?
The hardest part of selling by owner is probably either the time needed to prep the house for showing, or familiarizing yourself with the forms needed to make a counteroffer, etc. However, like many other tasks such as taxes, home repairs, etc., after you do it once, it’s not very difficult.
What was the result of your FSBO experience? Was it positive? (how long until an offer, did it close, did you save money)
Yes, it was a positive experience since we learned a great deal about the process and also sold the house successfully. It took a little over a month to close, and I would estimate that we saved over $13k if we had used an agent at 3%.
What advice would you give to others?
I think most people dismiss the commission as a small percentage of the house, so they take the easy route and hire a seller’s agent, even if the 3% ends up being $10k. If you know that you can sell it yourself but don’t want the hassle, think about what you could have done with that extra $10k. That can be more than the cost of a new granite countertop, or re-flooring your next home. You’ll have to do real work in order to gain that $10k, but I think it’s worth the effort, especially since most people end up selling a house multiple times during their life.
